But what you see from the street masks the complexity of many underlying financial and legal obligations.

Every seller wants the largest amount of money for their home with the fewest possible conditions attached. You want a convenient closing date, and a smooth process throughout – and you want all of this to happen as quickly as possible! The procedure might be complicated, but the driving principle is not.



From day one, I will assist you in getting your home ready to show at its absolute best – providing access to staging and cleaning services to make your home shine, in both senses of the word. I’ll take the time necessary to inform you of the best times to list in today’s market, the best way to go about preparing your finances for a move, and to connect you to any additional services that may be of use during the selling process.

Prior to listing your property, I’ll do extensive research on your property and the surrounding area, to guarantee that it receives the most attention possible once it hits the market. I will provide additional market research to ensure that you’re aware of your home’s true market value, and how it will be likely to stack up against comparable listings and recent sales in your neighbourhood.


Unique Selling Points - in preparing your home for listing, I will also compile a list of USPs (Unique Selling Points), completely custom to the property. I will use these to create a unique and up-to-date marketing plan for your home. I will be investing time and money in professional photography, a virtual property tour, visually appealing marketing literature, open houses, online advertising, signage, ads in the newspaper and local magazines, and much more. All of this will ensure that your home receives maximum market exposure.

I’ll do all of the legwork when it comes to organizing viewings and tours of your home by other agents and their prospective buyers. I’ll organize key availability, viewings, and arrange for customized feedback from prospective buyers – all while balancing your own convenience with what it takes to sell your home quickly and efficiently.

In negotiating a final selling price and closing terms for your home, I will be your strongest advocate. I will work closely with lawyers and mortgage companies to ensure a smooth change in ownership. I’ll oversee any home inspections, confirm utility costs, and manage environmental testing or any other conditions, to make certain that the experience of selling your home is as smooth and worry-free as possible. Under my watch, your final agreement of purchase and sale will be safe and secure until close.
